Homeowners

If you are planning an extension or a detached building in your garden that comes within the Permitted Development Rules, we can provide:

  • Pre-application Advice Drawings
  • Building Regulation Approval Drawings

We provide these for submission by the Client so they can manage any negotiations with the Local Council directly. The drawings will only incorporate details of the new project and if the existing building needs to be shown on the drawings, then the dimensions and photographs will need to be provided to us so that an additional fee can be agreed.

If the extension does not come within the Permitted Development rules, then we can also provide the Planning Drawings for submission by the House Owner.

Planning Your Project Extensions

Self-Builders & Builders

If you are building a house and can provide dimensions and/or sketches of the size and layout, we can provide a full design service including:

  • Planning Drawings
  • Structural Design
  • Building Regulation Approval Drawings

We provide these for submission by the Client so that they can manage any negotiations with their local council directly.

ICF Design Principles

Architects & Developers

We appreciate that many Architects are nervous about undertaking projects to be built in ICF if they have no previous experience of using the system.

We can provide the Structural Design and Expert Advice throughout the duration of the Project for a competitive fee.

For the Developers of Apartment blocks, Office blocks, Industrial / Agricultural Buildings and Housing Estate Projects we provide the following:

Fees

The fees are normally based on the floor area – if it is a housing project – as shown in the following table, but these may vary depending on the complexity and the amount of work involved.
