Do you need Planning Permission? If you have decided that an Architect is not required, we can provide you with a quotation for preparing your custom built home drawings for the Planning Application. We will need detailed sketches of all floors showing the sizes, room layouts, staircase location and the relative floor levels if they are not a standard storey height. We will also need sketches of each of the four elevations.

If you are an Architect and need expert structural design services to ensure that your ICF project meets all the requirements to meet the Building Regulations send us the details and we will provide a proposal.
A Chartered Structural Engineer (M.I.C.E. or M.I.Struct.E.) with the experience of ICF is essential to provide economic structural design using the ICF forms as part of the primary structure in any type of building. This includes offices, industrial units, blocks of flats, swimming pool halls and custom built homes.
However, domestic buildings with small rooms up to three storeys high should not need a Structural Engineer. Nonetheless, if the room sizes are large and there are very wide wall openings, as is often the case in custom built homes then an SE may be needed.
In some instances, such as blocks of offices or flats, ICF can be used in place of a structural steel frame providing a very large cost saving and a Structural Engineer will definitely be needed !

You may already have the Building Regulation drawings based on cavity wall or timber frame. If you are a builder we can revise these to suit your preferred type of ICF at a very competitive cost.
The ICF module sizes of the forms will then be taken into account in setting floor levels, window and door cill levels and locations to minimise the amount of site cutting of the ICF forms, reduce the cost and speed up construction even more.
Hence Building Regulation drawings prepared for one type of ICF will be unsuitable for an ICF of different course heights. Furthermore it may be necessary to follow the ICF manufacturers Construction Detail recommendations in order that the Building Regulation drawings comply with their BBA certificate.
